Groundbreaking

1. A new Las Vegas luxury condo project from Toll Brothers has begun site work. The site is 7.2 acres at the SEC of Charleston and Plaza Centre Drive. Plans for the project were approved by Clark County last July, and the $9M purchase from Howard Hughes Holdings followed two months later. A commercial grading permit was issued last month. The condo plans outline a 102-unit community with homes between 800SF and 1.1KSF.

Progress Reports

2. A flood-damaged attraction in Death Valley National Park is amidst renovations sponsored by the Death Valley Natural History Association. Scotty’s Castle was destroyed after a powerful flash flood in 2015. The castle and the connected Bonnie Claire Road were among the approximately $66M in damages caused by the “1,000-year storm,” which have since been exacerbated by other unexpected weather events and interferences in the area. The property is currently undergoing extensive reconstruction and is expected to reopen in the Fall of 2026.

3. The three major road projects on I-15 are nearing completion. Widening work on I-15 North is reported to be 90% complete. Dean Martin and Joey Bishop drives on I-15 Tropicana will open this spring, with the widening of I-15 Tropicana to continue into late 2025. Widening and resurfacing on I-15 South between St. Rose Parkway and Blue Diamond Road is reported to be at the halfway mark, with an expected completion date of January 2026. The I-15 Tropicana, I-15 North, and I-15 South projects costs are $382M, $71.5M and $86M, respectively. Further work on I-15 between Flamingo and Sahara will begin in the future, but no official start date has been announced by the Nevada Department of Transportation.

Completions

4. Northwest Specialty Hospital at 6225 Sharlands Ave. in Reno is now open. The hospital includes 48 adult behavioral health beds and 22 acute rehabilitation beds, along with various amenities designed to support adult individuals recovering from physical and mental health challenges. One wing of the hospital is specifically dedicated to adults 55 and older suffering from memory-associated conditions.

5. Amazon’s Last Mile Distribution Facility in Fallon had its formal ribbon cutting ceremony on Feb. 13. The 23KSF facility is the second largest in the New River Parkway Industrial Park, behind Dairy Farmers of America’s 98.8KSF plant. This facility is part of a 15-year $17.5B investment by Amazon.

6. Hawai’i Pacific University had the grand opening for its new Las Vegas campus on Feb. 18. The HPU campus is located at 6175 W. Sunset Road. The Las Vegas Chamber of Commerce held the ribbon-cutting ceremony and collaborated with University affiliates to celebrate the new academic opportunities now available in Las Vegas.
