Hylo Park First Section Recommended for Approval in North Las Vegas

The North Las Vegas Planning Commission recommended approval for the $380M Hylo Park in December.

The Commission recommended approval of plans for the 11.4-acre southern portion of the project, which includes a fast food and retail section. Six buildings were included in the plans. The largest building, Building A, is to be more than 76KSF and will include a 40KSF retail store, a 21.9KSF retail store, a 12.5KSF inline retail unit and a storage unit for the landlord.

Buildings B, C and E will contain fast food restaurants. Aside from an already-leased In-N-Out in Building E, every building will have a tan and beige exterior with a black brick veneer and metal parapet. The entire commercial center will have the tan, beige and black motif. Building D is to contain 3.4KSF of office space.

If approved by North Las Vegas City Council, developer Agora Realty intends to begin construction this year. The project will be built at the location of the former Texas Station and Fiesta Rancho hotel-casinos, which both closed during the pandemic. Both casinos were razed after closing. An ice rink and parking garage were left standing and will be used for the new Hylo Park.

Commissioners were also vocally supportive of the project, which aims to add substance to a currently empty 73-acre plot.

Hylo Park is designed to be a walkable mixed-use community. Additional plans for the development feature a 175-room hotel, approximately 700 residential units, a car wash, a child-care center, a vocational school, a 158KSF indoor sports facility, an outdoor sports field, a 30KSF sports school and liquor stores. The sports components of the project have been described as an “Olympic village” for youth sports. Agora must submit final development plans for each phase of the park. (Source)
