Development Agreement Advances Centurion at Inspirada Town Center

The 24-acre mixed-use retail and multifamily development Centurion at Inspirada Town Center moved forward with a development agreement signed last month by the City of Henderson and Centurion 2 LLC.

The project is located at the NWC of Via Centro and Via Inspirada, directly south of the future Station Casino site.

Centurion at Inspiradais being developed by Centurion 2 LLC, a subsidiary of Sansone Companies. Plans submitted to the City of Henderson indicate NOVUS Architecture + Interiors is the design firm.

The development has two components: a 600-unit luxury multifamily for rent product, which is located to the north of the 86.6KSF, eight-building retail and restaurant portion. The two are separated by a north-south roadway.

According to the design review packet, “the residential portion of the Project consists of two, 6-story podium structures—each containing 2 separate 5-story wood frame residential towers above a single-story, partially underground garage—making the Project among the highest-density of its kind in all of Henderson. The multi-family towers offer a wide variety of up-scale unit types including micro, studio, and standard one and two-bedroom units ranging from ~475 SF to ~1,350 SF. Notably, the studio and micro units are uniquely sized and designed to provide more affordable up-scale housing options in an effort to help alleviate Henderson’s growing affordable housing problem.”

Altogether, eight buildings make up the retail and restaurant portion of the development. Planned uses include a grocery store, freestanding retail, a drive-thru restaurant and tavern. A focus on walkable, live-work-play spaces is apparent in the overall design.

Commercial Portion to Go First, Residential to Follow

The design review packet states,“Phase One will be the commercial portion of the Project—including the North/South thoroughfare road connecting to both Via Centro and Silver Talon and deliver approximately 80,000 square feet of commercial space including a tentative 24,000 square foot grocer.”

The area is currently underserved with retail, particularly a grocer.

Phase Two of the project will be approximately 300 of the multifamily units, along with a 20KSF clubhouse and 1,200SF leasing building. Amenities for the multifamily project include courtyards, pools, fire pits, internal walking trails and areas for residents to work and play close by their units.

Phase Three will complete the development with the remaining half of the multifamily units.

The overall development timeline is expected to take four-to-five years. Requests for comment from Sansone Companies to establish a current construction schedule or to verify if a general contractor has been selected were not returned by press time.

Inspirada Master Planned Community Continues to Grow

The Centurion at Inspirada Town Center is the latest development in the Inspirada master-planned community. Nearby developments include the Raiders HQ and practice facility and numerous multifamily projects. Future planned nearby developments include the Station Casino and resort, and the M Resort Spa & Casino, which is currently going a $206M expansion. The future terminus for the Brightline high-speed rail station is located nearby as well.
