Henderson Breeches Top 10 U.S. Cities in Apartment Size

The City of Henderson was ranked 10th in a recent report outlining the largest average apartment sizes throughout cities in the United States.

The report, released by RentCafe, claimed newly built apartments in the city averaged 1,000SF.

Production of one-bedroom apartments increased by 1% in both Henderson and Las Vegas over the course of the year.

Units in Henderson were found to have grown by an average of 10SF, while units in Las Vegas decreased by an average of 26SF. Henderson one bedrooms average 789SF, while Las Vegas one bedrooms now average 764SF.

Two-bedroom apartments in Henderson average 1,136SF, compared to Las Vegas’ average of 1,122SF. Construction of three-bedroom apartments in both cities slowed during 2024. The study also found Las Vegas Valley renters generally stay in apartments for slightly more than two years.

The City of Las Vegas also has the highest competition per unit out of any metropolitan area in the Southwest. Lease renewal rates in Sin City continued to increase.

Multifamily Market on a National Scale

Notably, RentCafe found 2024 reversed the ongoing trend of a nationwide apartment shrinkage. The average apartment size last year was 908SF. The study found developers have been constructing larger studio apartments.

The top three ranked cities were Tallahassee, Fla. at 1,130SF; Gainesville, Flaa at 1,122SF, and Baton Rouge, La. with 1,055SF.

The smallest three cities were Seattle, Wash. at 649SF; Portland, Ore. at 668SF, and Queens in New York City at 702SF. (Source)
