The Reno Planning Commission is slated to consider an amendment to The Bates Company’s proposed Ridge Park Townhomes.
The Bates Company is the owner and developer. Angeleno Associates, Inc. is the architect. L.A. Studio Nevada is the landscape architect, and Lumos & Associates is the civil engineer and project representative.
The amendment, if approved, would increase the total number of planned townhome units from 79 to 99.
If constructed, the community will feature five distinct floor plans. Units will range from three to four bedrooms. Most units will be two stories, while some will be three stories to compensate for the development being constructed on a hillside.
The area allows a maximum floor count of five, with a maximum height of 65 feet. The development only calls for a maximum height of 35 feet across up to three stories.

Wall plane offsets, window openings and variations in material, texture and color will be placed sporadically to prevent a monotonous feel.
Each unit will feature a garage, with some containing two car spaces and others containing four. In total, the development calls for 303 off-street parking spaces, where only 198 are required.
Ridge Park is proposed on a 13.2-acre site at the NWC of Sky Vista and Vista Knoll parkways. The vacant site is zoned Multifamily 14 and General Commercial with a Master Plan land use designation of Suburban Mixed-Use. Developers have also requested to rezone the entirety of the parcel to GC.
Immediately north of the site sits the Vista Enclave residential subdivision. The east contains a Walmart Center, while the south has a hospital. The west features an apartment complex.
A Conditional Use Permit has been requested to permit grading fills larger than 10 feet tall; disturbing a drainageway; allowing the development on a hillside, and creating an attached townhome development exceeding 20 lots in a CG zone.
City staff recommended approval of Bates’ amended requests. If the new tentative map is not approved, developers will still be able to construct the previously approved plans. The Planning Commission will review the request during its April 1 meeting.
Project History
A tentative map for Ridge Park was initially approved in 2022, which would have resulted in 80 townhome units. It featured many of the same CUP requests, such as the excess of 20 units in a GC zone, fills in excess of 10 feet tall and allowing a development on a hillside.
A minor modification was later approved in 2023, which reduced the number of units from 80 to 79. Additionally, the minor modification called for the removal of the amenity building.
A boundary line adjustment was approved in July 2024 to increase the project’s boundary.
