Groundbreakings

1.

Renown Health broke ground Sept. 22 on a $140M ambulatory care center on 40 acres in the Kiley Ranch area of Sparks. The 123KSF facility will include 134 exam rooms and a range of outpatient, imaging, laboratory and pharmacy services, with opening planned for December 2027. A future ambulatory surgery center with four operating rooms is planned for 2028. Stantec Architecture is designing the project, with regional contractors including Anseworth Associates Mechanical, P.K. Electrical, Clark Sullivan, Savage and Sons, Intermountain Electric and Mount Rose Heating and Cooling supporting construction.

Construction began Sept. 1 on The Cliff, a $100M redevelopment of a 10-acre office property at 2500-2550 Paseo Verde Pkwy. in Henderson. The project will transform approximately 100KSF of former office space into an open-air retail, dining and entertainment destination. The Henderson City Council approved a dedicated Cliff Master Plan subcategory within the Green Valley Ranch Master Plan in June 2025, allowing expanded live entertainment and outdoor programming at the site. A VAC Development-led joint venture acquired and recapitalized the property in late August, with CAST Capital Partners continuing as a partner. AO Architects designed the project, which is targeting tenant delivery in Q2 2027.

Construction is set to begin Oct. 2 on the Forever One Memorial near East Reno Avenue and Giles Street in Las Vegas. JCJ Architecture designed the project, Burke Construction Group is the general contractor and Lifescapes International is the landscape architect. Organizers expect the first phase to open in October 2027, in time for the 10th anniversary of the Oct. 1, 2017, mass shooting.

Progress Reports

The estimated cost of the Athletics’ Baseball Stadium has increased $100M to $2.1B after the team assumed responsibility for constructing a parking garage and central utility plant previously assigned to Bally’s Corporation. Construction has been underway since June 2025, with nearly $700M in work completed to date. The Athletics expect to spend approximately $1.2B before accessing Clark County public funding, which is anticipated in mid-2027. Bally’s Corporation is continuing development planning for the remaining 26 acres surrounding the stadium. The ballpark is targeted for completion by Feb. 29, 2028.

The $130M 215 Beltway/Summerlin Parkway Interchange Project has passed the halfway point, with approximately 58% of work billed as of the end of August. Crews have completed four of the project’s five new vehicular bridges, with the final bridge expected to be finished by year-end. The project also includes interchange ramp improvements, a new flyover ramp from southbound 215 to eastbound Summerlin Parkway and three pedestrian trail bridges. Traffic is expected to begin using the new westbound Summerlin Parkway ramp to northbound 215 in November or December. Construction began in February 2025 and is scheduled for completion in spring 2028.

Rehabilitation of the Quill Water Treatment Plant at 2944 Kings Canyon Road in Carson City is underway, with completion targeted for June 2027. The project, which began in January 2025, will increase treatment capacity and includes a building expansion, site improvements and process upgrades. The Carson City Board of Supervisors will consider additional funding for Lumos/Jacobs, Farr Construction, also known as Resource Development Co., and Construction Materials Inc., also known as CME. If approved, combined funding for engineering and design, construction and quality assurance would exceed $27M.

Completions

Pinyon Apartments celebrated its ceremonial grand opening in Reno, delivering 252 affordable housing units across two five-story residential buildings. The 245.4KSF development sits on 2.9 acres and includes a five-story, 551-space parking structure. Martin-Harris Construction LLC served as general contractor, KEPHART was the architect and Lincoln Avenue Capital was the client. Helix Electric completed electrical work on the project.

The Nevada State Railroad Museum in Boulder City opened its new visitor center Sept. 19 as part of the museum’s 35th anniversary celebration. The $23M project was funded through Conserve Nevada bonds and includes a 9KSF visitor center, welcome plaza and new passenger loading areas. A future exhibit hall planned for the property is estimated at approximately $88M.

The Reno Housing Authority reopened Stead Manor following a $20M rehabilitation of the 68-unit affordable housing property at the corner of Bravo Avenue and Mt. Charleston Street in Reno. The renovation included full interior reconstruction of the townhouse-style units along with building systems, accessibility, landscaping and common-area improvements. Approximately $18M came from the Nevada Housing Division’s Home Means Nevada Initiative, with the remaining $2M funded through Reno Housing Authority capital funds. Stead Manor was originally built in 1982.

10.

The City of Las Vegas will open the new 18-level Las Vegas Arts District parking garage Sept. 29 at 1421 S. Casino Center Blvd. The garage includes more than 500 covered parking spaces and approximately 10KSF of retail space. A five-story mural designed by Victoria Hart spans the NWC of the building.

The City of North Las Vegas is opening a new 15KSF Fire Station 51, replacing the previous station at the same location. The facility includes upgraded firefighter safety systems and new living and operational spaces for an eight-person crew. The project also preserves elements from the former station, which served the neighborhood for approximately 50 years. An open house is scheduled for Oct. 3.

12.

Sierra Nevada Construction completed the $3.6M Buck Drive Circulation Project between Lemmon Drive and North Hills Blvd. in Washoe County. The RTC Washoe project widened Buck Drive, implemented access management improvements and added a traffic signal at North Hills Blvd. Kimley-Horn and Associates Inc. designed the project, which was funded through RTC Fuel Tax revenue.
