Fixx Development Corp is planning a veteran-focused affordable housing development on roughly 15 acres of land at Tree Line Drive and Vegas Valley Drive.
Fixx Development is the owner and developer, while Kaempfer Crowell is providing legal representation.
The 348-unit apartment complex, currently dubbed Patriot Housing LV, will have up to 108 transitional units and a minimum of 240 units of traditional housing for low-income veterans.
According to the project website, the development will span more than 600KSF. Unit types will include studio, one-, two- and three-bedroom floor plans. Development costs are estimated at $90M.
The website goes on to say, “The community is organized into two distinct yet complementary projects, each aligned with the shared mission of serving veterans and their families.”
Planned amenities in the primary residential community include a recreational center with a pool/jacuzzi, a children’s play area, a pet park, a walking/bike trail and pickleball courts, among others.
The transitional portion of the project will only feature studio units. This portion of the development will feature an additional pool/jacuzzi as well as a supportive services center. The supportive services center will be available to all veteran residents and will work with Veterans Bridge Group.
Support services would consist of case management, benefits navigation, health/wellness programming and career support.
The site is currently owned by the City of Las Vegas and is operating as a solar panel field. Notably, even though the land is owned by the City, it is located in Sunrise Manor. Therefore, developers must receive approval from Clark County.
In December, City Council approved selling a portion of the land to Fixx Development for nearly $9M. The developer will remove solar panels from the site and assist in their relocation.
If everything goes to plan, developers will receive approvals in early summer. This will allow them to break ground in the fall.
