The Carson City Planning Commission approved Inland Group’s request for a special use permit for Affinity at Carson City.
The 204-unit senior living facility is to be constructed on a 10.6-acre site zoned General Commercial with a master plan designation of Corridor Mixed-Use.
Myers Family Exempt Trust is the property owner. Inland Group’s affiliate, Affinity at Carson City, LLC, is listed as the developer. Inland Group is also serving as the general contractor.
Tectonics Design Group is the architect of record, landscape architect and project representative. Cushing Terrell is the design architect.
The age-restricted multifamily community is targeted at adults aged 55 years and older. It is intended for independent living. The project consists of a four-story apartment building, as well as duplex-style cottage units constructed throughout the site.
The duplexes will account for 34 units, while the apartment complex will feature 170. (NVBEX; April 29)
The approval of the SUP allows developers to exceed the height limit of 45 feet. The project will have a maximum height of 52 feet.

During the review, commissioners added a condition that landscaping on the eastern end of the site be increased to serve as a buffer. Commissioners are also requiring developers to receive an acknowledgement from Waste Management that it will be able to collect trash at the location.
If everything goes to plan, the developers anticipate breaking ground by the end of the year. Construction is anticipated to last roughly 16-18 months.
