Las Vegas City Council Approves Time Extension for 858-Unit Storage Facility

The Las Vegas City Council approved an extension of time for Oso Blanca Place, LLC’s 858-unit mini-storage facility project called Go Store It – Oso Blanca on Oso Blanca Road just south of Elkhorn Road.

The three-story storage facility will be triangular and reach a height of 45 feet at its maximum point, with a footprint of 32.2KSF. Aesthetically, the building will have a smooth finish stucco exterior fit with a split-faced CMU, spandrel glass and vision glass. Units will vary in size to serve a variety of clients and their individual needs. The building will feature murals on its western side.

The applicant is Go Store It, an affiliate of Madison Capital Group. The original designs were made by architect WM Architects, with MCG Architecture completing revisions for the development once Go Store It began working on the project.

The 1.3-acre site is currently undeveloped and zoned Town Center with an Urban Center Mixed-Use – Town Center land use designation. The north and east are occupied by Oso Blanca Road and the U.S. 95 Freeway. The south lies an existing multifamily development, while the west contains a public park.

Utility and Road Widening Troubles

The project was originally approved during the Mar. 15, 2023 City Council meeting. Council approved a major modification, special use permit, vacation petition and site development permit. The original developer, Johnson Development Associates, had to place the project under escrow after discovering the conditions of approval were more strenuous than originally anticipated. The project was originally branded as a LifeStorage facility.

The conditions would require the developer to widen a road that would then lead to relocating four transformers and a power line, which would have netted the project an additional $1M in costs. Utility encroachments near the proposal also complicated things as they would either shrink the building’s footprint or the team would have to relocate portions of the project.

The developer ended up leaving escrow, and Go Store It picked it up in May of 2024. Go Store It began working with utility companies and Public Works to solve the road widening and encroachment issues. The extension is necessary as the project had a two-year window from its original 2023 approval and is set to expire on Mar. 15, 2025.

Go Store It only needed extensions for the special use permit and site development permit. The necessary vacation was extended prior to its meeting with Council.

Updated Conditions

As the extension of time was approved, conditions were updated to reflect the approval. The extension will last for two years, with plans to expire on Mar. 15, 2027. Developers must conform to the City Code requirements and design standards.

At this time, no construction permits have been issued or applied for.
