ECL Water Street, LLC is taking its proposed expansion of the Emerald Island Casino at 120 Market St. to the Henderson City Council on Nov. 4.

The application lists WT Landco, LLC as the property owner, while ECL Water Street, LLC is the applicant. Westwood Professional Services is the representative.

The project consists of adding a total of 14.5KSF to the building, which brings the grand total size of the structure to 37.7KSF. Plans also include a remodel of the exterior of the property.

The expansion will, if approved, increase the site from 1.4 acres to roughly three acres. The staff report says, “The applicant is proposing covered outdoor patios, integrated planters with landscaping and seating areas, canopies/awnings at entries, brick veneer on the façade, articulated recesses and projections, offsets, reveals, EIFS banding, roofline parapets, pitched tile roofs, and exterior sconces.”

At this time, the site does not have enough parking. The renovations will allow developers to meet code standards by bringing the total number of parking spaces to 133.

The existing tower will stay standing and will become an interior aspect of the structure once the new building is added.

The Planning Commission recommended approval of a Conditional Use Permit and Design Review for the expansion during its Oct. 16 meeting.
