Las Vegas Preparing Site for $25M Parking Garage

The City of Las Vegas is closing off the plot of land at 201 E. Utah Ave. to make way for its planned $25M parking garage.

According to a contract from September 2024, The Whiting-Turner Contracting Company is the general contractor, while KGA Architecture is serving as the lead design firm.

Other notable parties include Lochsa Engineering as the civil engineer, FEA Consulting Engineers as the M/E/P engineer and JW Zunino Landscape Architecture as the landscape architect.

The garage, once completed, will be five stories and feature 502 parking spaces off Utah Avenue and Casino Center Blvd. The garage will also contain around 10KSF-15KSF of retail space at the ground level. According to the contract, the garage will be approximately 196.7KSF.

Of those spots, 50 will include electric vehicle charging stalls. The City purchased the three parcels that make up the plot in 2023 for $6.3M.

Las Vegas and the Redevelopment Agency are funding the $25M parking garage. Of that funding, $5M comes from the Parking Enterprise Fund.

City estimates show the garage is expected to generate $1.3M in its first year. This could increase as the Arts District continues to grow.

Currently, the Arts District contains 480 on-street and 874 parking spaces. Notably, Las Vegas has added an additional 300 spaces over the past two years.

The site will be cleared during July, with construction expected to begin in August. Construction is expected by August 2026.
