Osprey Real Estate Capital and Bruin Capital Partners may be planning a shopping center on 13 acres in the Sunstone master-planned community.

The pair announced the purchase of the 13-acre site in January for $8.6M. The site is located toward the northern end of Kyle Canyon Road along Interstate 11 and is comprised of two parcels that are split by a section of land designated as public right-of-way.

The public right-of-way is currently owned by the Nevada Department of Transportation, and developers are in the process of acquiring the land to form a single site.

NDOT announced the property was determined to be “excess.” In October 2025, NDOT’s board approved a resolution of abandonment.

Project plans have yet to be filed at the time of writing; however, the owners said they intend to construct a retail complex with several tenants.

Currently, the owners are holding discussions with potential anchor tenants and other retailers. Additionally, they announced pre-development work has commenced. This includes both architectural design and civil engineering. (Source)
