Time Extension Granted for Station Casino in North Las Vegas Master Plan

NP Tule Springs LLC requested an extension of time for its special use permit to allow the construction of the 705.9KSF Station Casino at the NWC of Clark County 215 and Losee Road in North Las Vegas.

NP Tule Springs is developing the project and is represented by Brownstein Hyatt Farber Schreck, LLP. Jive Architecture is the architect and also serving as landscape architect.

The site consists of four separate, undeveloped parcels totaling 66.9 acres. The property is a part of Village Two in the master-planned Villages at Tule Springs. The area is zoned Commercial/Resort Casino, according to the application. The masterplan explicitly laid out its intent for a casino/hotel in its original plans from 2015.

Plans indicate the casino is to consist of 600 hotel rooms, a 75.7KSF casino area, food hall, restaurants with outdoor dining spaces, entertainment spaces like a bowling alley and movie theater, banquet facilities and pool.

Developers are also required to provide a roadway easement, as well as sidewalk for pedestrian access.

North and west of the site are also a part of the Villages at Tule Springs master plan. Both areas are also undeveloped. To the south there is also Villages at Tule Springs land, as well as existing single-family homes and Clark County 215. To the east lies undeveloped land zoned Ranch Estates Residential Districts. Development has yet to occur in the Village Two portion of the masterplan.

Cause of Delay and Expected Timeline

As the land is completely undeveloped, plans are being made to bring necessary utilities and infrastructure to the subject site. The infrastructure is expected to come online sometime in 2027-2028. Construction cannot begin on Station Casino until the proper infrastructure and utilities are in place.

The North Las Vegas City Council approved entitlements for the casino in November 2022 with a condition that required construction to begin within two years of approval. According to developers, plans have not changed since the project’s approval.

Once construction begins on the casino, it will be conducted in two separate phases. Once construction begins, the project is anticipated to bring in more than 1,100 construction jobs. Once it reaches completion, around 840 full-time positions will be available.

The North Las Vegas Planning Commission granted approval of the extension, giving the project until March 12, 2029 to begin construction. If construction does not commence prior to the deadline, developers will be able to seek another extension of time.
