Developer Gary Creagh is planning to build a mixed-use project called The Mid-Century MODERN at the corner of Bonneville Avenue and Promenade Place.
The Mid-Century MODERN is proposed on 3.44 acres in Las Vegas’ Symphony Park. The specific area is also known as Parcels J/K. The City of Las Vegas released a request for proposals to develop the site in July 2025. (NVBEX; July 14, 2025)
The RFP deadline was Aug. 28. The RFP indicated the deadline would begin a vetting process to select the developer. The land will then be transferred to the developer once the project is permit-ready. The RFP’s timeline anticipates construction will begin roughly 14-16 months after the selection of the developer.
If the project is selected, it will feature residential, commercial, retail, office and entertainment uses. A press release from Sept. 13 indicates it will feature an event-centered parking garage, a two-story diner, a grocery store, a gym and commercial space.
Plans also call for more than 225KSF of multifamily space. This will consist of studio, one- and two-bedroom units.

Creagh’s intent is to create a sustainable location that cuts transportation times for people seeking to go to the gym, work and the grocery store.
Creagh’s proposal has a budget of $75M. The 200-space parking garage will also serve the adjacent planned Symphony Park MOF.(NVBEX; Aug. 14, 2025) The proposal estimates construction will roughly last 24 months.
