IndiCap, a commercial real estate firm specializing in industrial investment and development across the Southwest U.S., has acquired approximately 3.89 net acres in Southwest Las Vegas for the development of Southwest Bay, a 70.4KSF Class A infill industrial project designed to meet the demand for modern shallow-bay and small-to-mid-bay industrial space in one of Southern Nevada’s most land-constrained industrial corridors.
Located at the SWC of Russell Road and Edmond Street, Southwest Bay will offer direct access to the 215 Beltway and convenient connectivity to Interstate 15, positioning future tenants near Harry Reid International Airport, the Las Vegas Strip and the region’s established Southwest industrial market.
The single-building development is designed to meet continued demand for modern shallow-bay and small-to-mid-bay industrial space, offering flexible suite configurations for businesses that require Class A functionality without the footprint of a large-format distribution facility. Current plans call for suite configurations beginning at approximately 17.6KSF, with the ability to accommodate larger users seeking the full building.
Designed for today’s industrial users, Southwest Bay will feature Class A concrete tilt-up construction with 28-foot clear heights, ESFR fire sprinklers, dock-high and grade-level loading, robust electrical capacity and flexible demising options. The development is intended to support businesses that require modern industrial functionality while maintaining convenient access to customers and operations throughout the Las Vegas Valley.
The project is expected to attract a diverse mix of local and regional businesses, including service contractors, building-trade suppliers, showroom and warehouse users, light assembly operations, e-commerce and logistics companies, and vendors supporting the resort, hospitality, airport and broader Southern Nevada service economy.
Site work is expected to begin in April 2027, followed by vertical construction in May 2027. Southwest Bay is anticipated to deliver in February 2028, with pre-leasing opportunities available ahead of completion.
