DC Petersen Receives Approval of 50KSF Warehouse in Sunrise Manor

The Clark County Zoning Commission approved DC Petersen Professional Consultants’ proposed 50KSF industrial building on a 3.6-acre site in Sunrise Manor during its June 17 meeting.

DC Petersen Professional Consultants is the owner and developer. The company’s affiliate, Visicon Group, is the architect and landscape architect. Another affiliate, Diacon Contractors, is serving as the general contractor. Kaempfer Crowell is providing legal representation.

The project consists of a 39-foot-tall office/warehouse building and a 30KSF truck staging area. The building will have a flat roof tucked behind a varied parapet wall.

According to the staff report, “The exterior consists of tilt-up concrete walls painted in neutral, desert tones, decorative awnings along all south and west-facing windows and doors, accent clerestory windows on all facades, and aluminum storefront windows and doors at the entrance along the southeast façade.”

The southwestern portion of the building will contain a 10-bay loading dock with two at-grade spaces on each side. Additionally, a 20-foot-tall wing wall will be built along the northern edge of the dock to screen it from residential areas to the northwest.

The warehouse space will span 47.8KSF, while the remainder of the building will be taken up by an accessory office space at the SEC. The office area features space for two offices, a reception area and restrooms.

The staging area will feature 33 truck parking spaces, container storage and staging spaces that will be 11 feet wide and 50 feet long.

The primary building will sit at the NEC of the site, roughly five feet from the northeast property line. The truck parking/staging area will be 120 feet southwest of the main structure.

The industrial building is proposed on an undeveloped site at the NWC of Walnut Road and Las Vegas Blvd. North. Developers are requesting a rezoning from General Highway Frontage to Industrial Park to accommodate the warehouse.

Immediately north of the site is a manufactured home park zoned for single-family use. A multifamily building and a gas station sit to the south, which is zoned Residential Multifamily and Commercial General. The east features a recreational vehicle sales building, while the west features an existing retail business.

Access will be provided via a shared 39-foot-wide driveway from Las Vegas Blvd. North. The driveway accessing the site will lead to an eight-foot-tall gate. The development will contain the required 45 parking spaces, which will be situated along the southeastern boundary.

The size of the development would have required 50 parking spaces if it weren’t for the proximity to a fixed transit stop.

A decorative block wall reaching eight feet tall will be constructed on the northwestern edge of the site. An eight-foot unscreened, decorative fence will be built along the northeast and southwest property lines.

According to project representatives, the $6.7M warehouse is currently expected to break ground Q3 2027. Construction is estimated to last for eight months.

Waivers of Development Standards and Design Review

Alongside the zoning change, developers requested two Waivers of Development Standards and a Design Review.

The first waiver calls for a reduction in the buffering and landscaping on the northeast property line, while the second waiver would permit an outdoor storage area as an accessory use next to a residential development and reduce the required separation between the nearby residential area and the loading area.
