Kavison Homes Seeking Extension of Time for Pecos Commons Apartments

Kavison Homes LLC is requesting an Extension of Time for its proposed 22-unit multifamily project called Pecos Commons.

Kavison Homes LLC is the owner and developer. SUAZANA RUTAR Architect, LTD is the architect. GTI 1, Inc is the landscape architect, and Kaempfer Crowell is providing legal representation. Thomason Consulting Engineers is the engineer.

The 22 units will be split between three separate buildings. Each unit will contain three bedrooms and feature two-car garages.

Building One and Building Three will each have eight units, while Building Two will have six. Residential units will be more than 2KSF.

The buildings will all stand 40.5 feet tall and contain three stories. While the maximum height is 40.5 feet, the general ridgeline is 34.5 feet.

A pool will be included in the southeastern section of the site. The tentative map indicates that the buildings will have a smooth stucco finish, featuring cultured stone and seam metal roofs. The color palette includes white, grey and tan.

According to the staff report, “The plans depict enhanced architecture on each side of the buildings consisting of pop-outs, recesses, window fenestrations and other enhancements to break-up the vertical and horizontal surfaces of the buildings. Additionally, a roof top deck is shown above the penthouse level of each unit.”

Pecos Commons is proposed on a 1.3-acre site at 5904 S. Pecos Road in Paradise. The project has a density of 17.5 dwelling units/acre.

Immediately north of the site there is a single-family residential building and an office building. Toward the south and the east is a senior housing apartment complex, and the west remains undeveloped.

A single access point will be provided via Pecos Road toward the west. The development will include both garage and surface parking spaces. There will be 58 parking stalls, which meet the requirements set by Clark County.

Extension of Time and Project History

The staff report indicates the project already received an administrative one-year extension. Additionally, the developers are considering modifying the plans “to align with changing market demands.”

The initial plan was approved on April 6, 2022. The administrative extension was approved on June 24, 2025.

Staff recommended approval of a three-year extension, noting this is the final extension it will support. If approved by the Clark County Zoning Commission during its June 17 meeting, developers will have until April 6, 2029, to complete the project.
