LGI Homes is proposing a 26-unit townhome community on 3.6 acres at the NEC of Dawson Avenue and Paradise Hills Drive in Henderson.
The property owner is TMP Dawson, LLC, while the developer is LGI Homes. Perlman Architects is the architect.
Wood Rodgers Inc. is the project representative and civil engineer. Wood Rodgers also prepared the tentative map and landscape plan. Kaempfer Crowell is providing legal representation.
The townhome community, called Dawson Pointe, will consist of two four-plexes and three six-plexes. Lot sizes range from 1,491SF to 1,760SF, with the average sitting at 1,588SF.
According to the project narrative submitted by Wood Rodgers, “The design incorporates higher-quality architectural facades, which include masonry veneer, enhanced entries, and a second-story stucco pop-out with 12-inch deep framing for the end units. These elements contribute to a contemporary townhome design and enhance visual appeal.”
The color palette consists primarily of neutral tones, with beige or grey making up the majority of the buildings. Accent colors include green, white and black. Roof tiles will be a charcoal brown blend or terra cotta, depending on the building.
Plans also call for three common elements totaling 15.2KSF. Only 13KSF of open space is required. Each unit will sell for $300K-$400K.
Amenities include a pergola fitted with several benches, a pet walking area/relief stations, trash receptacles and concrete walking paths.
The 26 units carry an overall density of 7.22 dwelling units/acre. The proposal contains a 47-foot-wide public street bounded by sidewalks that ends in a cul-de-sac.
There are 112 parking spaces included in the project. These are comprised of 52 garage, 30 guest and 30 street parking spaces. Only 78 spaces are required.
Access to the community will stem from Dawson Avenue. It will not be gated. A secondary fire access will be implemented at the NEC of the site.
The site is zoned Corridor/Community Mixed-Use Planned Unit Development with an existing land use of Gateway Mixed Use. Developers have requested rezoning the site to Medium-Density Residential to support the townhome community. If approved, the land use will change to Medium-Density Residential.
West of the site sits an existing townhome community. Bureau of Land Management land is located to the north; a public access road is at the eastern boundary, and an existing Medium-Density Residential subdivision called Auburn Ridge is south of the site.
The site currently has a wall that covers part of the northern border. New walls will be constructed around the perimeter of the site.
Developers are requesting a comprehensive plan amendment, zone change, tentative map, design review and vacation. Four Waivers of Development Standards are also being requested. The first three all deal with setbacks, while the final waiver would reduce the lot size for 12 units.
The Henderson Planning Commission considered the proposal during its Sept. 10 meeting, after publication deadline.
During a neighborhood meeting on Aug. 20, developers said construction will begin roughly eight months after entitlements are secured.
