The proposed 92-unit Silver Oak Townhomes project appeared before the Carson City Board of Supervisors during its Oct. 2 meeting.
D.R. Horton is the applicant and developer. The application lists Silver Oak Apartments LLC as the property owner. Wood Rodgers, Inc. is the applicant and landscape architect. SDG Architects, Inc. is the design architect.
The 92-unit attached townhome community is proposed on a 6.2-acre site currently zoned Retail Commercial – PUD. The site is just south of Silver Oak Drive between GS Richards Blvd. and U.S. 295 in the northern portion of Carson City. The planned development calls for a density of 14.8 units/acre.
The infill project will feature two-story townhomes that share common open space. Each building is set to contain five-to-six units. Each unit will range from 1.3KSF to 1.4KSF and will feature three bedrooms, 2.5 bathrooms and two-car garages. Collectively, the townhomes combine for 93.1KSF.
Plans call for 59KSF of open space throughout the development. This consists of 14.3KSF of private open space and 44.7KSF of public open space.
The open space areas include a turf park with picnic tables, benches and a dog waste area. The buildings are described as utilizing a mixture of stucco and siding with neutral desert colors.
North of the site contains undeveloped land zoned Retail Commercial – PUD. The Silver Oak Golf Course and various other commercial and medical facilities lie to the west. South of the property, there are existing medical, commercial and retail developments. The east contains an undeveloped retail lot alongside existing food and parking.
Two access points are to be provided via GS Richards Blvd. The entry points will then connect to a private internal street system.
In total, the development calls for 230 parking spaces. The developers have matched this number, with 184 garage parking spaces, 26 guest spaces throughout various parking pockets and an additional 20 spaces on GS Richards Blvd.
Project History
The project previously received approval for a multifamily apartment development in January 2023. The approval was extended (NVBEX, Dec. 27, 2024).
Since the extension of time, no other improvement plans have been submitted. The property owner has begun to consider alternatives for the site.

A packet submitted by Wood Rodgers says, “Discussions with the property owner have indicated that they are supportive of developing the site with this current development concept and understand that if this current project is approved, the previous project will no longer be valid.”
