The Nye County Board of County Commissioners adopted a development agreement with MACKK, LLC for the Wilson Ranch Master Plan, formerly known as the Binion Ranch Master Plan.
MACKK, LLC is listed as the landowner. Taney Engineering is the master land planner. Kaempfer Crowell is providing legal representation.
The Board of County Commissioners approved a zone change and tentative planned unit development for the development toward the end of last year. (NVBEX; Nov. 4, 2025)
The master plan is proposed on 139 acres located north of East Wilson Road and south of East Basin Avenue. The property is currently undeveloped.
While project details have yet to be solidified, the initial proposal stated it would contain between 830 and 1,767 dwelling units and 25KSF to 150KSF of commercial space. The housing portion is anticipated to contain both single-family and multifamily units.
Notably, the commercial and multifamily portions of the development may be reduced, according to a justification letter submitted by Kaempfer Crowell.
As part of the development agreement, MACKK is paying a $1.6M Emergency Services Fee.
