Manse Technology Campus Developer Challenges Pahrump Data Center Ban

Gigawatt Development is asking a Nye County judge to remove the data center ban in Pahrump to enable the development of the Manse Technology Campus.

The Manse Technology Campus, as proposed, is a 900-acre data center campus toward the south of the Pahrump Valley. Double M Construction held a public presentation in August to discuss the proposed water use of the campus.

The site was initially planned to contain a master-planned housing development that was approved in 2007. This project previously appeared in a magazine-exclusive NVBEX article.

Gigawatt has argued the data center ban is unlawful and has disregarded the company’s investment in zoning. Developer Sean Dalesandro said, “You should be able to rely on your property’s zoning, the County’s guidance and the County’s own process when you invest. If your zoning can be undone at any time, then property rights become property privilege and that should concern every property owner in Nye County.”

Data centers are banned in the Pahrump Valley Hydrographic Basin, as water rights committed to property owners outweigh the annual yield by more than three to one.

The judge is being asked to reverse the ordinance barring data center developments, which would allow the project to continue and award reimbursement of attorney’s fees.

An initial court date has yet to be scheduled.
