Odyssey Partners Receives Approval of 1,150-Student Charter School in Winchester

Odyssey Partners is planning a multi-phase expansion of the Mater Academy Sahara Ave. charter school in Winchester.

Odyssey Partners is the owner and developer. Ethos Three Architecture is the architect and project representative. SLA Land Architects is the landscape architect.

The three-phase plan will result in a 97.2KSF school; however, the first phase is the redevelopment of a 33.1KSF restaurant supply store and will be in operation for the 2026-2027 school year. The remaining two phases will bring about the additional 64KSF.

The first phase was approved on Dec. 15, 2025. Developers then received Clark County Zoning Commission approval for the remaining two phases on July 8.

Phase Two will see the construction of a three-story building toward the central portion of the site. This building will add 18 classrooms and a gymnasium, bringing its total capacity to 1,150 K-10 students. Phase Two is expected to be complete for the 2028-2029 school year.

Phase Three will see 24 more classrooms added to the southeast and southwest sides of the existing buildings, as well as a cafeteria. This will allow the building to accommodate all K-12 grade levels, with a capacity of 1,600 students. The final phase is expected to be ready for the 2030-2031 school year.

Upon its full buildout, the school is set to contain 62 classrooms. It is located at 2025 E. Sahara Ave.

In terms of aesthetics, the staff report says, “The exterior of the building consists of decorative CMU, cultured stone veneer, a painted exterior plaster system with 5 colors, and an aluminum storefront window system. A painted steel canopy/trellis is provided above the main entrances on the south side of the building. Painted metal sunshades are also provided above the windows on all floors. An outside stairwell is located on the south side of the building.”

The building will have a maximum height of 50 feet, with the campus having heights ranging from 20 feet to 50. The color palette consists of grey and beige with splashes of green.

Mater Academy is seeing an increased demand throughout Southern Nevada, creating the need for the expansion. Mater Academy is primarily intended to serve Title I students.

The new building will sit north of a soccer field and south of a playground and basketball court that all serve the school.

The site itself will be north of a shopping center and south of a single-family development. Both the east and the west contain shopping centers and multifamily developments.

Access will be provided via existing driveways on Sahara Avenue, Bruce Street and Karen Avenue. The Karen entrance will also contain a pick-up/drop-off area.

Developers are planning to meet the 206-parking space requirement. This includes 52 EV-capable and six EV-installed spaces to the east of the new building. Three loading spaces sit to the southwest of the existing building.

Bicycle racks will be installed between the existing and planned building, while additional bike parking will be located east of the new building.

A six-foot-tall chain-link fence will line the property off Bruce Street and Karen Avenue. The fence will also surround the soccer field and playground.
