AOSW, LLC Planning 90-Room AVID Hotel in Henderson

The City of Henderson held a Staff Review for AOSW, LLC’s proposed AVID Hotel at Luxmi Plaza at 5769 E. Russell Road.

AOSW is both the owner and the developer. SUZANA RUTAR Architect, LTD is the architect, landscape architect and representative. The general contractor has not been selected at this time. AVID Hotels is part of the IGH Hotels & Resorts umbrella.

The four-story AVID-branded hotel is planned on a 1.47-acre site at the SWC of Russell Road and Stephanie Place. Nearby developments include an existing convenience store, tavern and gas station.

The hotel, as planned, will contain 90 rooms throughout its 42.2KSF. Each floor of the hotel will be 10.4KSF.

The application is still in its conceptual stage and does not mention any amenities. That being said, AVID’s website indicates each location features an on-the-go breakfast area and modern fitness center. AVID hotels often contain pools as well.

As the proposed hotel has AVID branding, it will have aesthetics that are consistent with the brand. That is to say, the elevations, color palette and materials all reflect the overall brand.

The design will also incorporate elements to more cohesively fit the hotel with the neighboring developments. For example, stone veneer accents are being added to the façade to “strengthen architectural cohesion within the immediate area and contribute to a unified visual environment.”

The color palette primarily consists of various shades of grey with accents of light red and blue. The stone veneer is implemented exclusively on the ground floor of the building.

According to the justification letter prepared by SUZANA RUTAR, “The AVID Hotel prototype includes architectural elements that exceed the base height allowed within the zoning district. The proposed overall building height is 149’-2”, with stair towers extending to 54’-10”. These elements are integral to the brand’s architectural identity and are designed to enhance visibility, wayfinding and guest experience. The massing and vertical articulation have been carefully considered to ensure compatibility with surrounding commercial uses.”

Developers are including 250 parking spaces, where 251 are required. The large quantity of parking spaces for the 90 rooms is due to a combination of factors.

The developers have opted closely to follow Title 19’s parking requirements. The requirements call for 0.75 parking spaces/hotel room. Additionally, as the site has cross-access agreements in place, it requires additional parking. The parking lot has shared circulation and accounts for both existing and future buildings in the development.  

Project representatives said they intend to break ground sometime toward the end of 2027 and expect to finish construction in roughly one year.
