Agora Realty Creating “Pro for a Day Experience” With Hylo Park Sports Village

Agora Realty & Management Inc. swiftly moved its Hylo Park master plan through the City of North Las Vegas’ approval process. Currently, developers are constructing the commercial section of the project. The next step is to begin working on its Phase Two large-scale sports village.

Background

Agora Realty purchased the 73-acre site off W. Lake Mead Blvd. and Rancho Drive from Station Casinos in November of 2023 for $59M. Prior to selling the land, Station demolished the Fiesta Rancho and Texas Station casinos in September 2022. Demolition flattened the site aside from an existing ice rink and parking garage. Agora sold 36 acres of its land to Lennar Corp. in December 2024. Lennar plans to construct 393 homes.

Agora is currently planning two distinct sections of the master plan: a commercial aspect and a sports village. The sports village is in the northern half of the site, while the commercial plaza is in the south.

Combined, Agora’s construction costs are estimated at between $300M and $400M. Agora is the owner and developer, with SCA Design as the architect of record. Moorefield Construction, Inc. is the general contractor of Hylo Park South.  

The master plan is intended to create a walkable village that serves both future residents and those living in nearby existing communities.

Construction has already begun on the 11-acre commercial portion. The first phase includes roughly 90KSF of shopping space that includes restaurants, a grocery store and retail space. In-N-Out has been announced as one of the tenants and more announcements are expected soon. NVBEX previously reported on Phase One earlier this year. (NVBEX: Jan. 10

Portions of the commercial aspect will be ready to deliver in fall of this year, with total completion anticipated in Q1 2026.

Planning and Approval Process

With coordinated efforts and strategic collaboration, Agora successfully obtained project entitlements in 120 days from the date of the first city submittal. In an interview with Aaron Lefton of Agora, he stated the swift process was due to an emphasis on developing something that was requested by community members and thoughtfully curated to meet local wants.

Lefton lauded the City of North Las Vegas for its streamlined approval process, communication efforts and community.

Sports Village

Phase Two covers the sports village, which will sit on the north end of Lake Mead Blvd. The village is set to include a 175-room hotel, a 200KSF indoor sports facility, an outdoor turf field and other attractions. Renovation efforts for the existing parking garage and ice rink are included in the plans.

The intention of the sports village is to provide a family-focused vacation destination. Lefton stated the development will provide children the “Pro for a day experience,” while also providing entertainment for parents.

The sports village is expected to start construction by the end of the year. Completion is anticipated in the first half of 2027. Lefton said Agora is planning on continuing to work and expand its Hylo Park masterplan over time.
