Desert Pines Golf Club Closes to Make Way for Affordable Housing Redevelopment

Desert Pines Golf Club along Bonanza Road between Mojave and Pecos roads officially closed July 12 to make way for the Desert Pines Redevelopment Project.

The property was owned by the City of Las Vegas. Desert Pines Master Development, LLC, a collaborative effort between McCormack Baron Salazar and nonprofit Urban Strategies, Inc., purchased the site for $17.5M. Desert Pines Master Development is also serving as the developer. SmithGroup is the master land planner; Kaempfer Crowell is providing legal representation, and Westwood Professional Services, Inc. is the civil engineer. NVBEX has extensively covered this project.

The State of Nevada, City of Las Vegas, Clark County, the AFL-CIO Investment Trust and the Southern Nevada Building Trades Unions are also assisting the development in various capacities. The golf course was in operation for 30 years.

As plans currently stand, the 95-acre golf course will see a variety of different housing unit types. Previous reports indicate there will be 400 homes for sale and 1,100 rental units. At least half of the rental units will be targeted toward individuals with lower incomes.

A third of the homes will have a single bedroom, while the remaining two-thirds will range from two to three bedrooms. The master plan may also include a College of Southern Nevada training facility and an early education campus.

The affordable housing section has an estimated value of $445M. Funding is coming from a variety of sources, such as a $22M American Rescue Plan Act pledge from Clark County and Las Vegas.

Developers are now able to prepare the site for construction. An official groundbreaking date has yet to be determined; however, it is likely to be in 2027.
