Henderson and Agora Teaming Up for Fiesta Henderson Redevelopment Project

The City of Henderson and Agora Realty & Management Inc. held a news conference on Sept. 8 to discuss the Fiesta Henderson Redevelopment Project.

The site, located at West Lake Mead Parkway and Eastgate Road, spans 35 acres. The site was purchased by the City’s Redevelopment Agency in 2022. Station Casinos sold the site for $32M after closing the Fiesta Henderson Casino Hotel. The City plans to sell the land to Agora for $30M, after announcing its initial plans with Woodbury Corporation fell through. (NVBEX; March 29, 2025)

The City released surveys on how to redevelop the land in 2024. The primary requests included a sports facility, family-focused entertainment and arts/cultural opportunities.

Agora announced the redevelopment project will contain recreational sports facilities, retail and office space. The project is currently in its conceptual phase, so its scope is subject to change. The timeline and construction costs have yet to be determined at the time of writing.

Agora’s Aaron Lefton confirmed that a design firm has not been selected at this time. Additionally, the project will utilize several general contractors. Lefton noted that Agora is very excited about this opportunity.

According to the project website, “Under the proposed agreements, Agora will make a significant private investment in the property, including the full cost of constructing the indoor fieldhouse. The development is also expected to include a hotel and commercial space, along with new dining, retail and employment opportunities. The purchase and sale agreement and development agreement will be heard and voted on at a future City Council meeting.”

The official plans will have to go through the Henderson approval process.
