The Gardnerville Town Advisory Board considered a design review of a proposed Veterans Administration Clinic during its March 3 meeting.
The owner of the property is VA Larson Way Gardnerville, LLC. The developer is Purple Heart Heroes LLC. Ware Malcomb is the architect. The general contractor and landscape architect have yet to be selected. Wilson Engineers is the project representative.

Certerra Black Eagle Consulting is the geotechnical engineer; CTS Structural Engineers is the structural engineer, and RTM Engineering Consultants is the mechanical/electrical/plumbing and fire protection engineer.

The clinic, as proposed, would be a 27-foot-tall, 18KSF building. The agenda sheet says it is “located on an unaddressed parcel north of Larson Way and west of Virginia Ranch Road.” The vacant parcel is 2.65 acres.
The master plan land use designation for the parcel, and the neighboring parcels, is commercial. Despite this, the area is becoming a medical hub. Developers believe the clinic would complement the other projects in the area.
The project will be completed by a third-party contractor who goes through the entitlement process and construction on behalf of the VA.
The design makes use of graphite, greys and tan. A presentation prepared by Wilson Engineers notes the proposal is “highly similar to the recently approved Carson Valley Veterinary Clinic next door” to maintain a similar area aesthetic.
Access is to be provided via Larson Way and Virginia Ranch Road. While a development of this size would typically require 72 spaces, developers are proposing 76, including seven ADA parking spaces.
