336-Unit Townhome Community Planned in Reno

Northern Nevada Homes is proposing a 336-unit townhome development on a 21.5-acre site in Reno.

The application lists J & J North Hills LLC as the owner and Northern Nevada Homes as the developer. KLS Planning & Design Group is the design firm. PFS Consulting – Structural Engineers is the engineer. Lumos & Associates assisted in the production of the application.

North Hills Townhomes will consist of 336 units that will be spread across 115 three-story buildings. Floor plans will consist of two-, three- and four-bedroom units.

There will be 106 three-plex buildings with two shared walls, as well as nine duet buildings with a single shared wall.

The design documents indicate the buildings will feature stucco and stone siding. Corrugated metal roofs will be installed alongside asphalt shingles.

Roughly 30% of the development will be considered as a “common area.” This consists of yard space, roads, open space and an amenity area.

The currently vacant 21.5-acre site is made up of three separate parcels zoned General Commercial. The proposal carries a density of 15.6 dwelling units/acre. The site is located south of Buck Drive and north of US-395.

Immediately east of the site, across North Hills Blvd., lies an existing residential development. To the north and west sits commercial developments, and the US-395 freeway is immediately to the south.

Primary access will be provided via two driveways off North Hills Blvd. Requirements call for two parking stalls/unit; therefore, 672 parking spaces are required.

Developers are planning for 904 off-street parking spaces, which include driveway and garage stalls. Additionally, developers are planning 44 common spaces throughout the development, bringing the grand total to 948.

Each unit also requires its own bicycle parking space, which is being accommodated via the garages.

The City of Reno requires a Conditional Use Permit for townhome developments exceeding 100 units in the GC zoning district.

While an exact timeline and number of phases have yet to be announced, the application states, “The project may be developed in several final map phases. If so, there will be a maximum of seven phases, each containing approximately 50 lots. The sequencing and timing of these phases will be determined based on infrastructure availability.”
