During its March 4 meeting, the Reno Planning Commission recommended approval of a zone and master plan change for the proposed Clear Acre Commons mixed-use project.
The property is currently owned by the City of Reno but will be sold to the Northern Nevada Building and Construction Trades Council Development Corporation if the project receives final approval. Once the land is purchased, the nonprofit will serve as both the owner and developer.
Aryte Group LLC is the project representative and applicant. KEPHART is the design firm. NVBEX broke this story in January. (NVBEX; Jan. 20)
Clear Acre Commons is proposed on a 27.1-acre site northeast of Clear Acre and Scottsdale roads. The proposal consists of housing, a park, outdoor gathering spaces, a community club/leasing facility, parking and commercial/office space.

The primary component of the development is housing. The 712 units will consist of 407 designated as affordable. There will be a variety of housing types, from senior multifamily buildings to general apartments and townhomes. The commercial/office space will total 14.4KSF and will be implemented on the ground floor of different buildings.
During the meeting, some residents shared concerns about potential traffic. Once an official application is submitted for the housing portion of the project, a full traffic analysis will be conducted to determine the project’s impact.
The proposal will next appear before the Reno City Council on April 22. Then, the Truckee Meadows Regional Planning Commission will consider the zone change and master plan amendment prior to developers being eligible to apply for construction permits.
