The Henderson City Council is set to review The Cliff LV, LLC’s proposal for a $50M shopping and entertainment district in Henderson.
The Cliff is owned and is being developed by The Cliff LV, LLC. AO serves as the design architect, landscape architect and architect of record. EPG Law Group is representing the project.
The 10-acre site currently holds two office buildings totaling approximately 100KSF. The developer intends to repurpose the existing office buildings and interweave the interior and exterior portions of the site to create a sort of social gathering hub.
The justification letter describes the development as a “new subdistrict proposed within the Green Valley Commercial Master Plan in the city of Henderson.”
The Cliff is set to feature a 26KSF outdoor dining lounge and 25 retail stores. A portion of the parking lot would be renovated to contain a stage for live performances and a playground.
Chris Clifford, the man behind the project, said he plans to create a family-friendly area where customers can work out, enjoy local restaurants and shop.
The Cliff is expected to bring about 600 permanent jobs to Henderson upon its completion.
Time Extension and Other Requests
According to the agenda, developers have requested an extension of time for a pre-existing tavern approval.
Despite the current permits for the tavern lasting until 2026, the extension was proactively requested to ensure the tavern is developed to align with the rest of the master plan. An amendment was also requested to create the “Cliff Master Plan,” which would create development standards, permitted uses and design guidelines throughout the location. Use permits were requested to allow live entertainment and temporary events.
Henderson City Council is set to make its final decision on June 3. If everything goes to plan, construction could begin by the end of the year.
