A 161.6KSF Costco has been proposed at 14450 S. Virginia St. in south Reno.
Record details show Pioneer Parkway Holding Co. LLC and Lewis Holdings LLC are the owners. MG2 Corporation is the design firm, and Kimley-Horn and Associates, Inc. is the project representative.
The proposed site is at the NEC of the South Virginia Street and Veterans Parkway intersection. It is part of Pioneer Parkway Holdings’ Planned Unit Development.
The 161.6KSF Costco building will be accompanied by a parking lot, a 4.1KSF automatic car wash and a 16.2KSF gas station with 20 dispensers. In total, this accounts for 181.9KSF of development.
The primary building will contain a warehouse retail center, a tire sales and installation area, an optical exam area, a hearing aid testing area, a food court and a meat preparation area.

The Costco is described as having “varying metal panel colors at regular intervals to break up the long facades of the building.” Height lines will also be varied. Parapets will be installed on the roof to screen rooftop equipment.
Pioneer Parkway Holdings is also proposing an extension of Damonte Ranch Road to connect to Veterans Parkway. The roadwork is part of the Master Development plan for the PUD and will be completed concurrently with the proposed Costco.
The development calls for an internal north-south road throughout the middle of the project that will connect Old Virginia Road and the proposed Damonte Ranch Road. The development also includes a fire loop, three domestic water meters, three sewer connections and three underground detention systems.
The City of Reno will soon review the proposal.
