The North Las Vegas Planning Commission is scheduled to consider Greystar Development West, LLC’s proposed Marlowe North Las Vegas mixed-usemultifamily project during its March 11 meeting.
Greystar is the owner, developer and applicant. Meeks + Partners is the architect, while ABLA Studio is the landscape architect. Kaempfer Crowell is providing legal representation.
The mixed-use project is to be anchored by two four-story apartment buildings. Building One will contain 112 units, while Building Two will feature an additional 115. The buildings total 227 units. According to the site plan, the buildings combine for a net size of 200.5KSF.
The buildings will contain 138 one-, 82 two- and seven three-bedroom units. Each unit will include a patio/balcony area with a minimum size of 40SF. The buildings have a maximum height of 52 feet and three inches. The color palette will be comprised of various whites, greys and earth tones.

As far as amenities are concerned, plans consist of a lobby, leasing office, mail room, fitness center, pool, courtyard, BBQ area, coffee shop and lounge area. The coffee shop and lounge will not be exclusive to apartment tenants. The amenities themselves account for 40.9KSF.
If approved, the proposed apartment complex will be constructed on a 6.79-acre site at 4540 N. Commerce St. The site was recently reclassified to a Planned Unit Development District. The development carries a proposed density of 33.43 dwelling units/acre.
South of the site sits a convenience store and gas station under General Commercial zoning. To the north lies an existing flood channel. The east contains a storage and truck rental facility also zoned General Commercial. The west features the currently under-construction Craig Ranch Regional Park, which is zoned Public/Semi-Public.
The two apartment buildings will be constructed toward the western property line, while parking will sit toward the eastern end of the site.
Primary access is to be provided at the NWC. The access will be gated. A second exit-only access point will be installed toward the central area. Notably, the mixed-use apartments will have shared access to the storage facility to the east.
A development of this size typically requires 451 parking spaces. Developers, however, only plan to include 381 spaces, citing a parking study and various pedestrian amenities as justification for the reduction.
Developers have requested the Planning Commission approve a final development plan for the Planned Unit Development District. On Feb. 18, City Council approved reclassifying the site from a C-2 General Commercial District to a PUD.
