Century Communities Revising Arroyo Townhomes in Spring Valley

Century Communities is revising its plans for a 50-unit attached townhome community at the SEC of Russell Road and Jones Blvd. in Spring Valley.

Century Communities is the developer, while Anterasian Family Trust ETAL is the landowner. Mooradian & Associates is the architect. Actus is the civil engineer who designed the preliminary landscape plan. Kaempfer Crowell is providing legal representation.

The revised elevation plans list the project name as Arroyo Townhomes. The townhome community will consist of 10 separate clusters of townhomes. Each cluster will contain four to six units.

Lots range from 1.8KSF to 3.5KSF, while units will be approximately 1.1KSF. The site contains 10.5KSF of open space, where 10KSF is required.

Units will have a similar design to maintain a cohesive aesthetic. Each building will be two stories. Some will have a maximum height of 28 feet, while others will reach 29.

According to the staff report, “All residences are shown to consist of neutral painted stucco, gabled and off-set roofs with concrete tile shingles, window accents and recessing, variations in roofline and building pop-outs and extensions. All models are shown with a covered band hidden entry area and significant fenestration.”

Individual units will contain three bedrooms. Some units will include walk-in closets, ensuite bathrooms, customizable living/dining spaces, game rooms and kitchens.

Each unit will have front doors situated opposite the access street. Garage doors, however, will face the access street. Each garage will contain two parking spaces. In addition, developers are planning 12 off-street parking stalls.

Pedestrian walkways will be implemented throughout the site to connect the units, open space areas and Russell Road.

Arroyo Townhomes is proposed on a roughly 4.2-acre site with a density of 11.88 dwelling units/acre. Access to the site will be provided via two driveways. The first will be 30 feet wide, while the second will be 38 feet. Both stem from Russell Road.

The eastern and western property lines will be bounded by a six-foot-tall decorative CMU block wall and a 3.5-foot retaining wall. The northern end of the site will have a six-foot decorative screen, while the southern property line’s decorative screen wall will stand 10 feet.

Immediately to the north is a single-family residential development alongside undeveloped land zoned Residential Single-Family and Commercial Professional. The south is also zoned Single-Family and contains an existing residential development.

The east contains undeveloped land also zoned for residential single-family purposes. The west holds an existing commercial complex zoned Commercial General.

Arroyo Updates

This iteration of plans sees the total number of units declining from 54 to 50. Lots were widened to better match the architectural plans.

In addition, open space has decreased by roughly 4.5KSF. Other changes include an increase in the primary street width, a decrease in sidewalk width and changes to the setbacks.

The Clark County Zoning Commission will consider the updated plans during its June 17 meeting.
