Groundbreakings

1.

Sandstone at Tule Springs is underway following a groundbreaking with the City of North Las Vegas. KB Home plans to develop 1,500 single-family homes and townhomes on the site near Clark County Road 215 and North 5th Street. The community will also include a park with playgrounds and walking trails.

Progress Reports

2.

Design revisions have prompted a $12M budget increase for the Reimagine Boulder Highway project in Henderson, raising the total project cost to approximately $185.9M. The City of Henderson modified the plans after the Regional Transportation Commission of Southern Nevada requested that buses operate in the normal direction of travel rather than contraflow. The project remains on track for completion in August 2027.

3.

Heavy construction is nearing completion on the Maryland Parkway Bus Rapid Transit Project, with the Red Line scheduled to begin service in August. The 12.5-mile corridor includes upgraded transit infrastructure, wider sidewalks, enhanced lighting, landscaping and dedicated bus and bicycle lanes in many sections. Some work on the southern portion of the project will continue into 2027.

Western Alliance Bank has provided $33M in construction financing for Marble Manor Phase I, a 138-unit mixed-income housing redevelopment in Las Vegas’ Historic Westside. Brinshore Development and the Southern Nevada Regional Housing Authority are co-developing the project, with Metcalf Builders serving as the general contractor. Construction began in April, with the first phase to include 3KSF of ground-floor retail and supportive services.

5.

The first phase of renovations at South Point Hotel, Casino & Spa has been completed, following the opening of the renovated South Point Salon. The salon renovation is part of a broader overhaul of the property’s spa and fitness complex, with the new spa expected to open this fall.

Completions

6.

Panattoni Development Company has completed Building 4 at 580 South, a 145.6KSF build-to-suit industrial facility at 605 Herz Blvd. in south Reno. The LEED-certified building is leased to Amazon and is one of four planned Class A buildings in the development, which will range from 145.6KSF to 250.9KSF.

7.

Kaiser Permanente has opened the Ion Medical Offices at Spanish Springs Medical Plaza in Sparks, marking one of the organization’s first three planned medical offices in Nevada. The facility includes 13 exam rooms. The company is also planning to construct a new 11.4KSF medical office at 803 W. Fifth St. in Reno as the company’s Nevada expansion continues.

8.

Area15 has welcomed the Museum of Ice Cream Las Vegas on July 3. The more than 30KSF attraction includes 14 immersive installations and will be the largest Museum of Ice Cream location worldwide. Helix Electric assisted on the project.
