Sales Transactions

1. Saddle Creek Logistics Services purchased a 583KSF warehouse at 8650 Logistics Dr. in North Las Vegas for $96.8M. VanTrust Real Estate sold the facility, which sits on nearly 32 acres within the Vantage North industrial development at Apex Industrial Park. Completed in early 2024, the building is fully occupied by Saddle Creek and is located less than one mile from I-15.

2. A large-scale medical property totaling approximately 80KSF was sold at 1655 E. Cactus Ave. in Henderson for $46.1M. VSR South LV LLC completed the sale, with Colliers representing the seller.

3. Morrell Park, a 160-unit multifamily community at 525 Harris St. in Henderson, sold for $24M. Northcap Commercial LLC represented Tailwinds Investment Group LLC in the sale.

4. A Las Vegas industrial property totaling approximately 76.4KSF sold at 5905–6001 S. Decatur Blvd. for $23M. Correre Casa, LLC and Correre Casa II, LLC completed the sale, with MDL Group representing the sellers.

5. Sun Valley Land Co. LLC purchased Hobey’s Casino, a gaming property in Sun Valley north of Reno, for $19M. The sale was recorded on Dec. 19 with the Washoe County Recorder. While Carson Valley Inn was not listed in the filing, records show the buyer’s registered agent and address are tied to the Minden casino.

6. Wood Ridge Villas Apartments, a 164-unit multifamily community at 1591 Chartered Circle in Las Vegas, sold for $17.8M. Woodridge Villas Inc. was the seller in the transaction, which Northcap Commercial LLC represented.

7. University United Methodist Church sold four acres of land designated for redevelopment at 4412 S. Maryland Pkwy. in Las Vegas. The transaction closed at $10.9M. Colliers represented the seller.

8. A 30.4KSF industrial building at 4700 N. Mitchell St. in North Las Vegas sold for $6.5M. Seller Eagle Bay Holdings, LLC was represented by Colliers.

9. An office and legal condominium totaling 16.4KSF at 6565 S. Buffalo Dr., Suite 310 in Las Vegas, sold for $6.3M. Investment Equity LLC was the seller, represented by CBRE.

10. Vegas VH Property LLC acquired 20.6KSF of office and medical space at 7470 W. Lake Mead Blvd. in Las Vegas for $6M. CBRE represented the buyer.

11. A 15.4KSF medical ambulatory surgery center at 876 Seven Hills Dr. in Henderson sold for $5.8M. Nova Southeastern University sold the property, represented by Colliers.

12. An 18.6KSF of retail shopping center space at 7000–7034 W. Charleston Blvd. in Las Vegas sold for $5.4M. SVN | The Equity Group represented the seller.

Lease Transactions

13. A retail lease totaling 30KSF was completed at 1221 W. Warm Springs Road in Las Vegas. Exeter 16290 NV, LLC executed the lease for space within a retail shopping center, and Newmark represented the tenant.

14. A 26.4KSF of warehouse sublease space at 3400 Western Ave. in Las Vegas has been leased. SVN | The Equity Group’s Nolan Julseth-White represented the landlord in the transaction.

15. Schnitzer Properties–Nevada, LLC leased approximately 12.1KSF of industrial space at 3322 E. Sunset Road, Suites 120–125 in Las Vegas. MDL Group represented the landlord.

He began as an owner in a local architectural firm designing and overseeing projects for Public Works clients for nearly 12 years. He clearly understands the expectations of the public sector, as he then directed numerous projects for over 16 years as the City Architect for the City of Henderson. His focus has always been delivering projects using CMAR or Construction Manager at Risk as he has implemented dozens of projects with his trusted approach, while always involving every stakeholder to ensure each individual receives the highest level of services expected.
