Lorenzo Doumani, a Vegas native who has been in the hotel industry his entire life, is planning a new, 300+ room, non-smoking, non-gaming hotel located at 305 Convention Center Drive. The hotel will be across the street from the Las Vegas Convention Center.
The hotel, Majestic Las Vegas, will be a part of the Majestic Plaza thatis being developed under Doumani’s company, Majestic Resorts. Construction is slated for two phases with the plaza being developed first and the hotel second.
Doumani purchased the land back in 2014, the site of the Clarion Hotel and Casino. In 2015, Clarion was imploded. A few years later, in 2018, the original conceptual & entitlement plans were completed.
Design Process
Before anything was able to get off the ground, the Covid-19 pandemic halted progress on the project. Due to rising costs, Doumani had to alter the design.
“By the time Covid was done, the cost of what we had designed had gone up by $300M.” He said, “It made the project (as had been designed) unfeasible.”
Doumani started redeveloping the project early this year. One notable change from the two designs was the “SkySuites.”
Original designs intended to have for-sale corporate office space in the top 10 floors of the property. Doumani has since pivoted the suites to approximately 5KSF hotel suites with two bedrooms, conference rooms and more.
Estimated costs for Phase 1 are $50M while Phase 2 is estimated at $600M.
Growth in Vegas
Doumani felt positive about Vegas’ trajectory toward diversifying its portfolio of businesses. “Vegas isn’t simply a gambling place, not because gambling has gone down, but because everything else has gone up.” He said, “Vegas is truly the entertainment capital of the world. Now you’ve got sports with the NHL Vegas Golden Knights, the Raiders football team playing in Allegiant Stadium and Major League Baseball coming with the Oakland A’s. When sports teams play, over half the fans are for the other teams because it’s a great excuse to come to Vegas for a few days.”
This aligns well with the non-smoking, non-gaming hotel Doumani has planned.
