Ken’s Foods is proposing an expansion of its office/warehouse on a 42.3-acre site at 8925 and 8951 Kens Court in Enterprise.
Ken’s Foods is the owner and developer. Moser Architecture Studio is the architect and landscape architect. Kaempfer Crowell is providing legal representation.
The 42.3-acre site features an existing 323.2KSF office/warehouse building operated by Ken’s Foods. The facility serves as a distribution center and food processor/manufacturer. The site also contains an additional warehouse at the NEC of the site, which will be demolished to make way for the expansion.
The developer intends to add three new sections to the existing building. The three additions combine for 421.3KSF, meaning the distribution center will have 744.5KSF of space once completed.
The application lists the existing structure as “Building A.” The first addition, “Addition B,” will be added west of Building A. Addition B will total 27KSF.

“Addition C” will be the smallest of the three. It will add 6.1KSF of space and be constructed toward the southwestern portion of the existing building. It will also add four truck loading docks to the southern façade.
Addition D is far and away the most substantial portion of the expansion. Addition D will deliver the remaining 388.2KSF. It will be situated east of Building A. As the development is a food processing plant, portions of the warehouse will need to be refrigerated.
The height of the warehouse will range from 48 to 83 feet. According to Kaempfer Crowell’s justification letter, “The building will be highly articulated with enhanced finishes such as metal flashing, store front windows, and painted tilted concrete finishes.”
Access to the site is already provided toward its southern boundary off Blue Diamond Road via a private road. An additional access point is available on the northern property line off the La Costa Canyon cul de sac.
As part of the expansion, developers intend to reconstruct a detached sidewalk and add an eight-foot decorative wall near La Costa Canyon.
Developers are also planning a new parking lot toward the southern end of the site immediately west of Kens Court. The new lot will add 251 parking spaces. This includes 15 EV-capable parking spaces and nine EV-installed spaces.
As the site already contains 86 stalls, the additional 251 brings the grand total to 337. Only 300 spaces are required.
Waivers of Development Standards and Design Review
Alongside the Design Review, developers have requested four separate Waivers of Development Standards. Staff recommended denial of each waiver.
The first is to increase the maximum building height to 83 feet. Industrial Park zoning allows for a maximum height of 50 feet. The increased height will allow the developer to install an automatic storage/retrieval system. In its recommendation for denial, staff noted there are not any existing buildings in the area that exceed 50 feet.
The second waiver would result in the reduction in street landscaping along Blue Diamond Road. In its recommendation for denial staff said, “… there is sufficient space to meet the required 10 feet.” Developers had requested reducing the requirement to six feet.
The third waiver would increase the retaining wall height from three feet to four. Despite staff’s recommendation to deny the fourth waiver, it noted it had no problem with the request. The fourth waiver consisted of a driveway reduction of La Costa Canyon Court from 150 feet to 30. The recommendation was solely due to staff’s overall recommendation for denial.
The project is tentatively slated to appear before the Clark County Zoning Commission on June 3. The Enterprise Town Advisory Board is scheduled to consider the proposal on May 13.
