Desert Pines Redevelopment Plan Moves Forward with Approval of Land Sale

The Las Vegas City Council approved the sale of the former Desert Pines Golf Club for $175M which will result in the construction of around 1,500 housing units.

The project is being developed by Desert Pines Master Development LLC, which is a collaborative effort between McCormack Baron Salazar and the nonprofit Urban Strategies, Inc. SmithGroup is the master land planner. The project is represented by Kaempfer Crowell, and Westwood Professional Services, Inc. is the civil engineer. (NVBEX Nov. 26, 2024; April 5)

The 95-acre former golf course will, if everything goes to plan, soon see a variety of different housing units. The Las Vegas Review-Journal reported there will be 400 homes for sale and 1,100 for rent. At least half of the rental units will be targeted toward prospective residents with lower incomes.

A third of the homes will have one bedroom, while the remaining two-thirds will range from two to three bedrooms.

Plans also make way for a training center from the College of Southern Nevada. Roughly 10 acres will be used for recreational space, with room to include a commercial element. The master plan may also feature an early education campus.

The affordable housing portion currently has an estimated value of $440M. A $25M loan has been secured from the Nevada State Infrastructure Bank. Clark County and the City of Las Vegas have pledged $22M in American Rescue Plan Act funding.

Revenue from the for-sale homes will be used for the affordable housing portion. The training center has been pre-approved for $5M in federal funding.

Construction is expected to be carried out in two phases. Phase I is expected to include 10 parcels with an even split of for-sale homes and affordable rental units. Construction is anticipated to commence in 2027. Phase II is targeted to begin in 2030 and last through 2036. (Source)
