The Nye County Board of County Commissioners approved a zone change and tentative planned unit development for MACKK LLC’s proposed Binion Ranch Master Plan.
MACKK LLC is listed as the landowner. Kaempfer Crowell is providing legal representation. Taney Engineering is the master land planner.
The master-planned community is proposed on 139 acres north of East Wilson Road, south of East Basin Avenue. The property is currently undeveloped.
While the project details have yet to be solidified, developers stated it will range from 830 to 1,767 dwelling units and 25KSF to 150KSF of commercial space. The dwelling units will be comprised of both single-family and multifamily developments.
Single-family developments are tentatively planned toward the southern and western portions of the overall property, while the mixed-use and commercial aspects are planned toward the northeastern end.
MACKK requested a Major Plan Amendment to change the area to a Special Plan of Development designation. This designation is specified for developments that have experienced additional stages of public review and approval.
Currently, the applicant is pursuing a Development Agreement with Nye County, which justifies the requested designation. Kaempfer Crowell’s justification letter says, “The Development Agreement process will allow for adequate input from staff, the public, the elected officials and other stakeholders. The SPD designation will be conditioned upon the approval of the Development Agreement.”

The Pahrump Regional Planning Commission considered the proposal during its Sept. 10 meeting and recommended its approval.
