Sloan Arville LLC and Petersen Management LLC are requesting the Clark County Zoning Commission approve a second Extension of Time for the proposed Sloan Arville Distribution Center at 14428 Arville St. in Enterprise.
Sloan Arville LLC and Petersen Management LLC are the owners, while DC Petersen Professional Consultants is the developer. Visicon Group is the architect and landscape architect. Petersen Management and DC Petersen Professional Consultants are subsidiaries of DC Petersen Professional Consultants.
The distribution center is proposed on a five-acre site zoned Industrial Park. The 39-foot-tall building will have a single story and will total 85.8KSF. The distribution center will feature an internal office space toward the NWC of the building.
The distribution center will be located toward the central portion of the site, with its entrance facing west. Loading docks will be installed on the north-facing elevation to be screened from the right-of-way to the west.
The building will be made of concrete tilt-up panels with a parapet-style roof. The northern façade will have aluminum door and window systems alongside the loading docks.

The eastern façade will have hollow metal doors alongside roll-up doors. The western façade will feature aluminum window systems and the primary entry doors, while the southern façade will have hollow metal doors and faux windows.
Developers are providing the requested 86 parking spaces. Access will be provided via two driveways from the western portion of the site. The two driveways will be adjacent to Arville Street.
Parking will be situated at various points of the site, including the western end and the eastern property line. A sliding access gate will be installed toward the NWC of the building.
If the Zoning Commission approves the EoT during its Jan. 7 meeting, developers will have until Jan. 5, 2028. Developers are able to seek an additional EoT.
DC Petersen’s justification letter indicates the delay was due to difficulties finding a well driller. The justification letter, dated Nov. 3, 2025, said, “As of today, we do have a well driller who has given us a completion date of Nov. 30th, 2025, so the project is finally on track.”
Project History
Clark County initially approved the distribution center in January 2022. Alongside the approval came a zone change, Waivers of Development Standards and a Design Review.
Plans were later revised in November 2023. The first Extension of Time was later approved in February 2024. That EoT expired Jan. 5.
