Australian-Themed Resort Proposed on Nearly 500 Acres in Mesquite

H20 Entertainment, LLC recently proposed purchasing 492.6 acres of land owned by the City of Mesquite for a master-planned project called the Snowy River Resort.

The Australian-themed resort would be comprised of a 200KSF indoor waterpark called Bondi Beach, a children’s area called Kangaroo Island, two dozen indoor pickleball courts and a shark aquarium. The waterpark would have a dual-wave pool for surfing.

Plans also include a potential 400-unit apartment complex with rent starting at $400/month for workers. Additionally, developers plan to build a housing subdivision called Wallabee Fields. Homes in the subdivision would be sold for between $150-$300K and would not be able to be flipped for three years.

The developers estimate the project could create nearly 1,000 jobs. City Council levied several concerns surrounding water. To bypass the use of local water, developers said they would truck in 600,000 gallons of saltwater from the Pacific Ocean weekly.

Additionally, developers intend to purchase three northern wells and lease winter water shares from local farmers. This water would then be recycled through a grey water system for toilets and irrigation.

The expression of interest letter notes the site requires heavy grading, preparation and infrastructure improvements. This consists of roadway enhancements, sidewalks, bike paths, utility extensions and other public improvements.

More specifically, developers would widen Flat Top Road, extend utilities from Wittwer Trail to Falcon Ridge and create a new two-lane roadway between Bertha Howe Avenue and Hardy Way.

Other councilmembers shared concerns about the number of employees and the local housing situation.

However, Council ultimately unanimously accepted the presentation, noting this is not an approval of the land sale, but an acknowledgment of the proposal. The master-planned resort is currently in its conceptual phase.
