The Windfall Group announced it has closed on the purchase of a 3.2-acre site between Procyon Street and Polaris Avenue in Paradise and is moving forward with the Pacifica Vegas project.
Windfall Group is the owner and developer. The architect and landscape architect is sca design. As of October, the developer did not have a general contractor selected.
The project was initially labeled as Spring Mountain & Polaris Center on submitted documents. Plans call for 116KSF of development. This includes 56KSF of restaurant space, 47.8KSF of retail space, 12KSF of entertainment space and a 200SF welcome center.
The anchor of the shopping center will be a three-story building. Developers are also planning a 161.3KSF parking garage. The Clark County Zoning Commission approved the proposal in September of last year. (NVBEX; Sept. 24, 2025)
Windfall Group purchased the land for $9.5M. Eddie Ni of the Windfall Group told the Las Vegas Review-Journal he intends to break ground on the project this summer.
Project representatives told BEX construction will begin with site work, then move to the vertical component. Construction will be phased to allow parts of the project to open in stages. Future phases may contain residential and other mixed-use elements.
The commercial center is expected to cost somewhere between $60M-$70M. Developer representatives said “Our Pacifica Square developments across the U.S. have demonstrated the strong demand for authentic, diverse and family-friendly environments that blend dining, shopping and entertainment. Bringing that model to Las Vegas allows us to expand on the concept at a larger scale, tailored to one of the most dynamic markets in the world.”
